Queensland Rail Sunshine IML Depot – Building 8 Refurbishment

LEAF Building Group were engaged by Queensland Rail to undertake a complete refurbishment of Building 8 within the Sunshine IML Depot Complex on Bilsen Road, Geebung.

The full extent of internal surfaces were demolished, removed and stripped back to the base building shell. This included the removal of the existing Air Conditioning systems, Electrical services, Communications services, Hydraulic services and Fire services.

Once the building was returned to its basic shell all new services were set out and installed to suit the new requirements of the building. This involved removing portions of the existing concrete slab to install new subsurface sanitary drainage to service the new layout of the proposed amenities. All concrete surfaces were reinstated under inspection by a structural engineer.

A complete new Air Conditioning system was installed to service the new facility based on the potential increase of occupants once the site is fully functioning. This work included creating a new plant enclosure on the eastern side of the building.

A new fire sprinkler system was installed by extending from the existing sprinkler mains within Shed 1 into Building 8 to increase the fire protection capabilities to Building 8.

All new walls were installed to suit the proposed new layout and a fire rated room was built to house the communication services and racks. Also a new ceiling grid system was installed with additional insulation blankets to raise the ‘R’ Value of the internal space which will improve occupant comfort significantly from the previous ceiling system that was within the building.

The open plan nature of the design resulted in approx. 45 workstation cubicles being installed to provide maximum visibility back to the proposed ‘Great Wall’.

The ‘Great Wall’ was designed to house a multimedia audio visual display wall capable of providing various levels of functionality and interaction uses via a new 84inch interactive touch panel.

External works were limited to basic cosmetic touch ups with a new paint scheme and colorbond wall cladding to add to the modern corporate design and refurbishment.

Guttering and downpipes were replaced with new and minor repairs made to the existing roofing with a new compliant Roof Safety Access System to provide a safe means to access the roof for future maintenance.
